What makes this project so special? First and foremost, its location: right next to Cais de Sodré.

This area is at the end, so to speak, of what we call the city centre, or downtown. Situated by the river, you have easy access to the popular restaurants and bars that give this place so much character. One of our most exclusive projects. We say this for a number of reasons, chief among which location. Allow us to take you on a short walk through Lisbon, starting in our offices.

We start on Avenida da Liberdade, an avenue full of history, where historically people gather to celebrate. Avenida de Liberdade means freedom avenue.

Our first stop, a mere block away, is Praça de Alegria, or happiness square. It has a charming little park, surrounded by many rehabilitated buildings. A little up the road you will see, on the right, the project itself.

Keep walking, up the yellow stairs, and you will be in Principe Real – one of Lisbon’s prime locations. This area is famous for its beautiful views of the city, as well as its trendy bars and restaurants.

Location is what makes Mãe d’água so special: tucked away in the happiness square between two of Lisbon’s most exclusive and central areas.

This project is located in the town of Alcácer do Sal, ninety-six kilometres from Lisbon.  

Alcácer do Sal has a population of sixty-thousand and a rich history.

This is an area of great calmness and tranquillity. A river runs through the entire town and flows towards the coast. This coastal area, known as the Golden Coast, is one of the most famous in Portugal and has been highly valued by the tourism and real-estate industries for a number of years. This has led to a big influx of business ventures and a corresponding rise in property prices.

Our thoughts behind this project were to find an area that was close to the coast, yet far enough to avoid the high prices. Alcácer do Sal fits this description perfectly and is 30 KMs away from some of Portugal’s most famous beaches, notably Comporta and Troia.

Santa Bárbara, a traditional neighbourhood. Coffeeshops, restaurants and small family businesses dot the surroundings.

Cultural centres – a much loved local institution – offer the opportunity to mingle with your neighbours while engaging in your activity of choice, be it Mediterranean cuisine or a dancing class. Many of the local residents also make their living here. This has been part of the appeal of this neighbourhood in recent years – a touch of authenticity in an ever more cosmopolitan Lisbon.  Yet times change, and popularity has brought new residents to this neighbourhood. A community of expats and exchange students has made an appearance – due in part to the closeness of the IST, one of Portugal’s best universities - adding a touch of youth and vibrancy to the scene.

Santa Bárbara, a metropolitan area. Walk one block from this square and you will find yourself in one of Lisbon’s main avenues. Here you have a subway station connecting you to the rest of the city. If you prefer a stroll, 15 minutes is all you need to be in the heart of Lisbon’s downtown area: Baixa Chiado.

This neighbourhood is one of Lisbon’s most magical. Perched on top of a hill, it offers unmatched views of the city and the Tagus river below.

It is known for many reasons. It’s innate beauty, as well as the assortment of bars, restaurants, coffee shops and houses that offer a piece of the Lisbon lifestyle.

One could say that Graça is the embodiment of tradition and Portuguese culture. Fado is the musical genre most associated with Portugal and it can trace its roots back to this neighbourhood.  

If you go to Graça you will still find fado bars. Essentially, they are houses where you can go to eat and drink and, in the evenings, an artist is sure to stand up and share his melancholy song.

A favourite with tourists and locals alike. This is Lisbon’s at its fairytale best.

This is our second project in this neighborhood. Graça II has a lovely common garden area at the back, complete with a swimming pool, sure to offer its residends many a magical moment. A mere 5-minute walk from Graça’s famous viewpoint - one of Lisbon’s most famous vantage points, able to offer unrivaled views of the city.

First, the location itself. We are in a middle-class, residential neighbourhood called Campo de Ourique. The Amoreiras area is extremely close

This is the biggest financial district in Lisbon and the only place in the city where you will find big snazzy tower blocks.

​Another thing close by is Marquês de Pombal. Arguably one of the most central places in the entirety of Lisbon. You could say that arquês de Pombal is the nexus of the entire city. It connects most of the important intercity roads. It also holds historical value because it is a monument to one of the most important Portuguese heroes, the Marquês de Pombal, the nobleman who rebuilt the city after the devastating earthquake of 1755.

Most importantly though, Maria Pia III is part of a legacy. Spark Capital is very proud of the fact it already has two projects on this street. Maria Pia I - a project that is already finished and being rented out - and Maria pia II, which is undergoing construction. Maria Pia III is just the third part of this legacy.

We believe our projects, as well as this area as a whole, embody the spirit of Lisbon. If you had visited this street two or three years ago, you would have seen a place in dire need of rehabilitation. At the moment, it is an area with a lot of construction going on and, as a result, where a lot of people see a bright future. There are many buildings, like Maria Pia I, that have already been rehabilitated, sharing a neighborhood with those awaiting their new coat of paint.
